Abstract

The application of Building Information Modeling Facility Management (BIM FM) in the management of existing building facilities is an innovative effort to improve the efficiency of asset management and building electrical systems. One of the challenges in facility management is the limited reporting system, monitoring, and data integration between building components digitally. Therefore, this study aims to implement BIM FM technology to facilitate the maintenance and supervision process of facilities in existing buildings. This research method involves the process of three-dimensional (3D) modeling of a three-story existing building using Autodesk Revit software. To support collaborative team work, Autodesk Construction Cloud is used so that all members can work simultaneously. The author is responsible for modeling the second floor which includes structural, architectural, electrical, and plumbing elements. After the modeling is complete, the model is imported into the Revizto platform for the addition of asset information, recording issues using the issue tracker feature, and testing access via PC devices, smartphones, and QR codes as a tool to identify asset locations directly in the field. The results of the study show that the use of BIM FM with the integration of Revit and Revizto can accelerate the process of identifying and reporting facility conditions, improve real-time team collaboration, and facilitate access to asset information in the field. These findings prove that BIM FM can be implemented effectively to improve the quality of facility management in existing buildings.
